If you’re living next door to Lamelo you probably want an HOA.

HOAs for residential towers are the only way the building is maintained. It’s different from a housing development HOA which is primarily there to maintain aesthetics and coordinate shared costs like lawn and snow removal. Buildings need HOA because buildings have a lot of shared spaces that need maintenance like the roof, sidewalks, lobby, hallways, elevators, etc. You aren’t paying rent to someone who pays all that, you need to do it yourself (through the HOA).

A condo building requires and HOA for the upkeep of the building and shared amenities. These aren’t like HOAs for subdivisions of single-family homes, which are largely superfluous. They are essential for the very survival of the building.

Obviously like any organization, some HOAs can be annoying and overbearing, but it’s also important to keep in mind that they are home owner’s associations. The people who own the units all have a say in how the building is managed. Generally an HOA operates the way the owners in a building want it to operate. If that means strict enforcement of rules then there will be strict enforcement of rules.

HOA in NC is crazy powerful. When I bought out here, they told me if you had to choose one to miss mortgage payment or HOA payment, don’t miss the HOA one.
